Existing Site Conditions

Gilroy Prep is located adjacent to the west side of South Valley Middle School campus, on I.O.O.F. Avenue, next to the railroad. The campus is comprised of an administration portable building, a multi-purpose/gym building, and multiple portable classroom buildings.

The campus has recently undergone a significant modernization that included new play structures, refreshed site striping, turf play areas, new central quad and landscaping improvements, and upgrades to several portable buildings. As a result of these investments, the campus is in excellent overall condition, with only limited localized improvements needed.

Site & Outdoor Areas

Following the recent renovation, outdoor spaces feature brightly colored hardscape play areas and new, age-appropriate play structures. Outdoor seating and lunch areas are distributed throughout the campus and are supported by shaded areas.

Most site elements, including walkways and circulation paths are in good condition. A small parking area and an existing gazebo show signs of deterioration and represent the primary near-term site improvement needs.

Classroom Portables

Instructional spaces are housed in modular portable classrooms of varying ages that reflect long-term use but are generally in good condition. Interior finishes include carpet flooring, tackable wall surfaces, built-in casework with sinks, and heavy furnishings.

A set of new kindergarten portables was added as part of the 2024 renovation and are in excellent condition, meeting current standards for instructional space, finishes, and accessibility.

Restroom Portable

The restroom portables are centrally located between the primary classroom modules and are in fair to good condition. No significant accessibility deficiencies were observed. While individual restroom units vary in age and finish quality, all remain serviceable and exhibit wear consistent with extended use.

Gym / Multi-Purpose Room

The multi-purpose building, also known as the Cesar Chavez Gym, serves as a central gathering and athletic space. The facility features high ceilings with acoustic wall panels, clerestory windows, full-size basketball courts, and retractable hoops. A warming kitchen, accessed through a roll-up door, supports food service functions and is in fair condition.

Administration Portable

The administration portable is centrally located on campus and features an open office layout with adjacent private offices. Interior finishes are in fair condition and show typical wear associated with long-term use but remain functional and adequate for administrative operations.

Finishes

Finish conditions across the campus vary by building type but are generally fair. Portable classrooms and administration spaces include older, mixed-age finishes—painted walls, standard flooring, and ceiling systems—that show normal wear but remain serviceable.

In contrast, the multi-purpose building, which received interior upgrades in 2024, features newer finishes including painted gypsum board, ceramic and quarry tile, VCT, and sealed concrete, all in good condition. Overall, campus finishes are safe and operational; however, the portable buildings are approaching planned lifecycle replacement.
