Existing Site Conditions

The District has recently relocated internal support functions to a facility formerly occupied by the Mt. Madonna High School campus. The site includes one permanent classroom building, an administrative office housed within a portable structure, and an additional portable building. These facilities are arranged in an L-shaped configuration around a central courtyard. While the campus remains functional for its current use, the buildings are aging and exhibit significant deferred maintenance, indicating the need for future upgrades and comprehensive modernization.

Site & Outdoor Areas

The campus is fully enclosed with perimeter fencing and includes both front and rear parking areas. The central quad is constructed of concrete and is in fair condition, with four recently installed fabric shade structures and perimeter seating. An adjacent asphalt hardscape area includes a basketball hoop and informal activity space. Overall, site paving and outdoor areas exhibit wear consistent with their age and level of use, and existing circulation elements lack full accessibility

Former Administration Building

The former Mt. Madonna Administration building was housed within a portable building and with an attached auxiliary portable. These structures are in poor to fair condition and exhibit failing LVT and sheet vinyl flooring, deteriorated exterior siding, and aging window systems. Accessibility is limited throughout the building. There is a restroom located near the main reception area; however, it does not fully comply with current accessibility standards.

Classroom Building & Portables

The permanent classroom building includes shallow roof overhangs that provide limited shading benefits. Windows are a mix of operable and fixed single-pane units. Interior finish conditions vary widely, ranging from poor to fair. Several classrooms contain exposed concrete, damaged tile flooring, worn tackable wall surfaces, and outdated finishes, while a limited number of rooms have received newer LVT flooring. Multiple ceiling areas show evidence of water intrusion, with stained and deteriorated acoustic ceiling tiles.

The exterior finishes of the portable classroom buildings are in poor condition, with deteriorated wood siding and aging windows in need of repair or replacement. Interior conditions of the portables are generally fair, with some lighting upgraded to LED fixtures. One standalone portable (Room 11) is in notably better condition, featuring upgraded lighting controls, LVT flooring, and operable windows.

Restrooms

The restrooms are accessible via the main courtyard through a small hallway. They are equipped with both male and women’s restrooms that are accessible except for some of the plumbing accessories.

Finishes

Overall, the former Mt. Madonna High School campus currently housing the District IT Department remains operational but is characterized by aging buildings, significant deferred maintenance, and widespread deficiencies in finishes, accessibility, and building systems. While select areas, such as recent shade installations and limited interior upgrades, provide localized improvements, the majority of facilities exhibit deteriorated exterior envelopes, worn interior finishes, water-damaged ceilings, outdated window systems, and incomplete accessibility compliance. Collectively, these conditions indicate a need for comprehensive modernization, including finish replacement, accessibility upgrades, and improvements to building envelopes and site infrastructure to support long-term functionality and continued use.
