Existing Site Conditions
Luigi Aprea Elementary School consists of single-story stucco buildings connected by covered breezeways, with the administration building fronting the main parking lot along Calle Del Rey. Five permanent classroom buildings are arranged behind the administration building to form a central learning courtyard composed of grass areas, concrete walkways, and seating. While the campus layout is cohesive and functional, many portable buildings and site amenities exhibit signs of aging. Recent investments, including roof replacement, fencing upgrades, and playground improvements, demonstrate ongoing efforts to maintain a safe and organized school environment.
Site & Outdoor Areas
The campus includes a central courtyard framed by permanent classroom buildings, with pedestrian pathways leading to the kindergarten play yard, multi-purpose building, and hardscape play areas. Mature trees, lawn areas, and shaded seating are dispersed around the site perimeter. The play yard features a large solar shade structure, an upper-grade play structure, and a grass field. Although perimeter landscaping is well irrigated, the main field contains multiple yellowing patches. The blacktop was recently resurfaced but already shows cracking and minor depressions.
The upper-grade play structure has been recently updated and is in good condition. However, the kindergarten play yard lacks adaptive play equipment, and the existing equipment is in poor condition. An existing outdoor garden near a mature courtyard tree appears abandoned and unused. Several outdoor learning areas adjacent to classrooms are underutilized.
Ongoing site maintenance issues include non-compliant walkway transitions, bird infestation around building eaves, and persistent field irrigation problems. Cell phone coverage is inconsistent across the campus.
Parking & Traffic
The primary parking lot is located at the campus main entry, with a designated drop-off zone situated just north along Calle Del Rey. Overall parking capacity is inadequate for staff needs, leading to limited daily availability. Although vehicular circulation is simple and direct, its limited size results in significant congestion during morning drop-off and afternoon pick-up periods.
Kindergarten Classroom Building & Portables
Kindergarten programs occupy one permanent classroom building and several portable classrooms, with the play yard situated between them. The permanent classroom building features a shaded exterior walkway and connects to a courtyard shared with Classroom Building C, which benefits from mature tree cover. Kindergarten classrooms do not include dedicated restrooms, so students need to use the portable building which is a supervision concern.
Standard Classroom Buildings & Portables
Permanent classroom buildings located on the campus core provide views to landscaped courtyards and patio areas with mature trees and outdoor seating. Classroom interiors are generally in fair condition but contain heavy, outdated furnishings.
The portable classrooms situated along the blacktop perimeter are in poor condition, including damaged tackable wall surfaces, stained ceiling tiles, aging windows, and worn carpet. Several are programmed for daycare and afterschool programs, and one portable functions as an informal storage space.
Administration & Multi-Purpose Building
The administration and multi-purpose buildings are connected, with the primary campus entrance oriented toward Calle Del Rey. Their combined footprint creates shaded outdoor corridors and courtyards framed by nearby classrooms and library buildings.
The approach to the administration building features a colorful mural and a landscaped entry patio with large shade trees. Inside, visitors enter a lobby and reception area, leading to a corridor that provides access to the principal’s office, staff restrooms, nurse’s office, storage rooms, and staff lounge/workroom. Staff restrooms exhibit multiple accessibility deficiencies. The staff lounge and workroom contain ample storage and a private outdoor patio, but the furnishings, casework, and appliances are outdated and in poor condition.
The faculty workroom overlooks the learning courtyard and connects to the multi-purpose room. The multi-purpose room includes high ceilings, clerestory windows, a kitchen, wall-stored lunch tables, and a stage with stair access. While the building remains functional and in generally good condition, furnishing is outdated. Cosmetic improvements to the administration lobby are desired.
Finishes
Exterior finishes, including stucco walls and clay tile roofing—appear well maintained overall. Exterior paint and wood trim are in fair condition with minor areas of wear.
Interior finishes are generally in fair condition, with the exception of the portable classrooms and faculty lounge, which show significant wear in flooring, casework, wall surfaces, and ceiling tiles.
