Existing Site Conditions

Brownell Middle School underwent almost a full campus replacement in 2019. With the exception of the gymnasium and multi-purpose buildings; new permanent structures included an administration building, 6 classroom pods, library, and all new site amenities. Classroom pods are distributed across campus and connected via brightly painted pathways, with planted gathering areas and a central green space with seat walls. Parking and drop-off areas are located along Carmel Street and 1st. The campus is well-maintained with modern finishes, furniture, and technology integration.

Site & Outdoor Areas

The campus includes perimeter parking for staff, a long primary drop-off, and a secondary parking for visitors. Seating areas are distributed on the front of the school along the drop off area. The school front entrance is easily identifiable with the large canopy at the main entrance. Outdoor athletics include synthetic turf, painted asphalt track, basketball courts, and a secondary smaller field. There are temporary aluminum bleachers that are unstable and require replacement. There is small garden for outdoor learning, but it is currently underutilized. The campus is fully fenced, with security cameras in place, though some visibility is obstructed by trees. Overall, outdoor areas are functional but would benefit from additional shade.

Administration Building

Centrally located and facing the main entry, the administration building features an open lobby with natural light, private and open offices, counseling spaces, staff lounge, workrooms, and storage. The counseling spaces would benefit from enhanced privacy. Overall furnishing is flexible and colorful. The building is in good condition and adequately supports campus operations.

Multi-Purpose Building

Located on the south end of campus, the multi-purpose building includes a shaded lunch area, two half-court basketball areas, kitchen, restrooms, and a stage with theater capabilities. Interiors feature high ceilings, clerestory windows, acoustic and tackable wall panels. The kitchen and restrooms are in good condition. The multi-purpose room is in fair condition but suffers from poor acoustics and an underperforming sound system.

Classroom Buildings

Each of the five classroom pods consist of four buildings surrounding a central courtyard with solar panel structures. Standard classrooms feature carpeted floors, tackable walls surfaces, flexible furniture, and garage-style roll-up doors for indoor-outdoor learning. Each pod includes science or maker spaces with concrete floors, roll-up doors, prep areas, storage casework, and ceiling-mounted cord reel outlets. Minor deterioration of plastic laminate finishes is noted. Restrooms in each pod are accessible and in good condition.

Library

Located adjacent to administration, the library features a central circulation desk, clerestory windows with roller shades, accented carpet flooring, and flexible furnishings. A workroom, single-use restrooms, storage, conference room, and offices are incorporated. The library is in good condition and supports the school program.

Gym

The gym building includes a full gymnasium, music room, offices, storage, and locker rooms. The gym features high ceilings, acoustic wall and ceiling panels, mechanical systems, portable bleachers, and drinking fountains. While generally in good condition, air conditioning is nonfunctional due to a broken rooftop unit, and existing fans are noisy and insufficient. The music room is well-acoustically treated, and restrooms have been recently updated.

Finishes

Overall, interior and exterior finishes are in good condition. Slight wall finish deterioration is observed in science classrooms and maker spaces.
